The Chief Engineer reports to the Branch Manager and provides administrative and technical direction for the operation and maintenance of the building(s). Manages the engineering staff in conjunction with the Property Manager for issues affecting their properties. The Chief Engineer must exhibit outstanding client service and professionalism in all interactions with tenants and staff.

This position is located at Union Depot, St. Paul, MN.

Essential Functions:

• Preventative maintenance and/or repairs on commercial HVAC, Boilers, Electrical, and Plumbing.
• Operate and use necessary manual and power-driven tools
• Perform annual inventory of tools and equipment.
• Logbook Entries – Review operational information documented in shift logbook prior to end of shift.
• Promptly report all incidents, accidents, and/or injuries and provide thorough evaluation regarding cause and effect. Implement corrective actions as necessary to prevent further occurrences.
• Responsible for a positive and prompt response to requests from building tenants
• Work Orders and PM Work – Review any difficulties in getting work completed as assigned and make adjustments
• Develop an effective plan for projects with results that meet company budget.
• Prepare annual operating budget for Property/Portfolio Manager.
• Prepare annual capital plan for building systems, structure, parking, grounds, etc. at designated site(s)
• Ensure complete compliance with all applicable municipal, state and federal codes and regulations.
• Understand OSHA and how to ensure that all equipment is maintained to guidelines/standards.
• Complete performance appraisals for all direct reports.
• Approval of engineer personnel time sheets – approve overtime.
• Expense Management: With regard to suppliers, vendors, and coordination of bidding and pricing 
• Responsible for the collection, analysis and reporting of statistical data to provide accurate and current assessments of property management objectives.
• Participate in acquiring new business, operations/maintenance reviews and advise accordingly.
• Communicate thoughts and recommendations orally and/or in writing to supervisors, contractors, and others to resolve building-related problems.

Requirements:

• High school diploma or GED equivalent required.
• Minimum 5-7 years of building maintenance experience or commensurate experience in a trade (plumbing, electrical, HVAC).
• HVAC or electrical technical school training preferred.
• Area specific licenses required, CFC universal preferred and 2nd Class C Boilers License
• Experience with automated building management systems
• Ability to interpret mechanical, electrical blueprints and schematics
• Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
• Must be team oriented and a problem solver. Have strong verbal and written communication skills as well as proficient computer and e-mail skills
• Must be able to handle multiple projects, changing priorities, and continually heavy workloads
• May be required to work extended periods of time without relief, when responding to priority/emergency situations (including overtime-type assignments)
• Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device
• Always maintains a professional appearance and manner while on site.
• Must have a valid driver’s license.
• May perform other duties as assigned
